How Can You Avoid Stress When Selling Your Home?

The home selling process can be stressful, but it doesn't have to be. Today, we want to share a few tips to help you not only survive it, but thrive during it!

Imagine walking into the two rooms above as a buyer...  It's fairly obvious which home feels loved and cared for vs. the overwhelmed and exhausted cluttered home!  As a buyer's rep, when you walk into a messy house, the buyers pretty much want to turn right around and walk back out!  The less you have out, the better.  It feels more like you've cared for the home and taken care of all of it if the home is clean, organized and ready to show!

Start packing up things you don't use right away. As soon as you know you're selling, you need to start collecting things that you don't use very often and getting them ready for the road.  As a mom of 4 kids, when I was selling my home, I took 7 van loads of toys that my kids no longer used, to Goodwill, and I filled 2 storage rooms full of boxes and extra furniture!  If it wasn't in my house, the kids couldn't play with it and leave it out, and there was eventually less to clean when a showing was scheduled.  It saved me a ton of stress getting it all out!  And once we sold, so much was already packed and ready to move to the next home!  I suggest packing every item that you aren't currently using (winter clothes for example if it's the summer months...)

Next, you need to completely declutter your home. Find stuff you no longer want or need and get it out of the house! You might be surprised by how much stuff you own that no longer serves any purpose in your life!  This definitely feels overwhelming when you first start, but it becomes such a huge relief finally digging through all that paperwork and getting rid of old stuff.  My new rule is, if we haven't touched it for a year, it goes!  It's helped us keep our new house clutter free!

Make sure you clean your home as best you can before and during the selling process. You want it to look like a five-star hotel. We've seen squeaky-clean homes go for as much as $5,000-$10,000 more!

Maintain your privacy and security when selling. If you want to avoid some frustrating situations, make sure you work with an agent with high standards for showing the home and avoid leaving highly valuable items lying around.

Finally, to make the selling process a breeze, get the kids involved! Make the moving process fun for the whole family by encouraging the kids to help in the moving effort.
